Many homeowners find themselves in a situation where they owe more on their property than it is worth. They may not be able to afford the payments any longer due to job loss or other hardship, as well. In either case, I can help. It takes a skilled realtor who is diligently watching the process and checking up on the lender to help get a short sale through the process. I am experienced and knowledgeable in short sales, and can help you through this time so that you can get on with your future.To help you understand the process I am sharing the following:
- Your property will be priced at a number comparible to other properties your size in your neighborhood that have already sold and that currently are on the market. It is listed on the MLS and several Internet sites.
- Your home is shown to buyers, and when you have an offer, you will accept it or reject it.
- If accepted, the offer and a package of information you provide related to your current financial situation and other items is then submitted to your existing mortgage lender.
- The mortgage lender will determine whether they will accept the amount offered (which is generally several thousand dollars less than what you owe at that point), enter into negotiations with my short sale lawyer and/or counter the offer.
- This process can take up to 3 months depending on the mortgage lender's staffing levels and processes.
- We will take it to the next level for you that many other realtors will not. We will assist you in finding a rental or lease home, or if your buyer is an investor, talk to them about your remaining in the home on a lease basis.
By the way, if you're worried about your future credit, it is much better to do a short sale. Short sales for hardship reasons affect your credit for only about 2-years, whereas a foreclosure or bankrupcty will affect your credit from 5 to 9 years!
